When and Why Is Modular Building Faster and Cheaper?

Modular Building makes for a faster, cheaper and more efficiently completed project for several reasons.

Let's start from the ground up...
When the contract is signed and you have now purchased your modular home two things happen. The factory begins construction of your modules and the construction company starts doing the site work and laying down your foundation, so right off the bat two parts of your project are being completed, whereas with standard construction of your structure wouldn't even begin to proceed until the foundation was completed and inspected.

With modular building, by the time your foundation is laid down, your customized modules are already well on their way to completion. Now six to ten weeks later your modules arrive 80% complete from the factory, and are then placed upon your completed foundation - with most the inspection for the home, and the foundation already complete phase two begins with your contractor coming in, and completing the roof and exterior as well as tying the structure to plumbing and electrical. Next thing you know with little on-site construction necessary, your home is complete and the site is cleaned up and move in ready. (very little on-site debris is produced with modular construction and this makes for a much quicker clean up when the project is complete.

So as you can see, just the improved order of operations and the ability to complete multiple aspects of the project simultaneously ( in different places eliminating on-site congestion) gives modular a time and efficiency advantage by itself. Now consider on top of that that the factory has developed advanced construction methods that work within their assembly line format that simply aren't available on the job site. Custom jigs, task specific dedicated crews, and more efficient use and reuse of construction materials all contribute to a better quality, less expensive, and more quickly completed structure.

San Diego Modular Homes

Despite the poor economy San Diego just keep on growing. At the same time the recession is causing many builders and property owners to look for more efficient and affordable ways to build or develop their properties. That's why as a modular builder we've been very fortunate in our ability to thrive during these tough economic times. On-site construction just can't keep up with the quality, efficiency, and accelerated schedule of a modular build. And now with land prices at a once in a lifetime low there is no better time to build your dream home or modular development.

The Possibilities are Endless...

Often times when people think about modular homes they think of those boxy awkward floor plans that were the face of manufactured and modular building 20 years ago. Well much has changed since then and the modular homes of today are virtually indistinguishable from stick built models.

Aside from the beautiful ranch, two story, cape cod, cottage and other floor plans that are available we can take almost any floor plan and convert it into a modular build. That's right anything from a a small studio or park model to a sprawling apartment complex or hotel can be built modular.

If your wondering how that's possible consider the fact that any modular floorplan is just the combination of several "modules" or sections and that these sections can be assembled in a multitude of ways based on the requirements of the project. For instance our multi-family units can be built up to three stories high but need only be one or two stories if that is what is required.

The Price is Up To You...

One of the great choices you have building modular is the ability to upgrade or downgrade your features and options to reflect your projects goals and budget. We can build any of our models to reflect a premium high end level of options and amenities or alternately a basic no frills set of options which will make for a comfortable, functional yet less expensive home or development. San Diego Contractors Have a Friend in Modular

BuildAModularHome.com is the online home of Factory Built Homes of Southern California. We are a licensed modular home dealer so we can find you the right homes or buildings to complete your project on time with less headaches.

As a contractor you can save yourself time, money and man hours by building modular in future projects. As a builder here in San Diego you can go modular with everything from sprawling ranch houses to the smallest granny flats and park models. San Diego poses so many opportunities for modular building and development. In the last several years modular has proved to be an excellent option for fire victims from Ramona to Los Angeles County to rebuild a better home in less time. As much of downtown San Diego ages and old apartments are replaced with new condominiums modular urban infill projects will result in projects that are done much quicker, and with far less congestion and disturbance to the surrounding neighborhood then comparable stick built projects otherwise would be. With so many aging structures in crowded municipalities around the country, I think it's safe to say that modular building is the future of construction here, and throughout the United States.
