When and Why Is Modular Building Faster and Cheaper?



Modular Building makes for a faster, cheaper and more efficiently completed project for several reasons.



Let's start from the ground up...
When the contract is signed and you have now purchased your modular home two things happen. The factory begins construction of your modules and the construction company starts doing the site work and laying down your foundation, so right off the bat two parts of your project are being completed, whereas with standard construction of your structure wouldn't even begin to proceed until the foundation was completed and inspected.

With modular building, by the time your foundation is laid down, your customized modules are already well on their way to completion. Now six to ten weeks later your modules arrive 80% complete from the factory, and are then placed upon your completed foundation - with most the inspection for the home, and the foundation already complete phase two begins with your contractor coming in, and completing the roof and exterior as well as tying the structure to plumbing and electrical. Next thing you know with little on-site construction necessary, your home is complete and the site is cleaned up and move in ready. (very little on-site debris is produced with modular construction and this makes for a much quicker clean up when the project is complete.

So as you can see, just the improved order of operations and the ability to complete multiple aspects of the project simultaneously ( in different places eliminating on-site congestion) gives modular a time and efficiency advantage by itself. Now consider on top of that that the factory has developed advanced construction methods that work within their assembly line format that simply aren't available on the job site. Custom jigs, task specific dedicated crews, and more efficient use and reuse of construction materials all contribute to a better quality, less expensive, and more quickly completed structure.
